Responsibilities
Preparatory stage:
- On the base of an approved Concept and Scheme (delivered by Developer Manager as internal “Client”) he/she closely oversees preparation of the complete Execution documentation of the project. This is being elaborated by outsourced Designers/Architects. Considers cost implications and potential impacts on the future construction and its surroundings,
- Actively cooperates with internal Technical Department and Procurement team
- Actively cooperates with other in-house (Development, Legal, Financing, Accountancy, Asset/Facility Management), or external departments and entities,
- Construction stage:
- In cooperation with Construction Professional Specialists (Procurement Department) and the Site Manager prepares a detailed time schedule that is an effective tool for coordination of participants,
- During tenders, he/she supervises and comments selection of suppliers. Supervise and controls tender process through Construction Professional Specialist,
- In cooperation with the SiteManager he/she effectively coordinates suppliers on the construction site,
- He/she regularly takes part in the site review meetings, knows the status of the construction process against the time schedule and fulfills his/her tasks resulting from these meetings,
- In cooperation with the Fit-Out Coordinator and Site Manager coordinates the Fit-out works, their scope and due date,
- He/she ensures preparation of the object for the final approval in time and in quality agreed with the Development Manager,
- Prepares the finished building for its handing-over to the Technical (Facility) Manager, ensures handing-over of the as built project documentation for all areas and ensures correction of all snags and failures found during the final approval in adequate time.
People management:
- Regularly informs the project team (Development Manager, Project Lawyer, Project Leasing Manager, Site Manager) concerning planned activities and development of the construction works,
- Through the Development Manager evaluates activities and proposals of the other participants who have impact on the construction process concerning time, quality and costs,
- Systematically manages and coordinates activities of the Site Managers, Construction Professional Managers, Architects etc. This includes regular and irregular feedback/evaluation sessions. Participates on development of the subordinates, helping them to define their own goals and actively supporting them to achieve them.
- Up-to-date status of project documentation:
- Knows the Concept/Schematic features of the project, including the business plan and its key indicators,
- Supervises the implementation project documentation, ensures modifications and changes of the project documentation without delay as well as compliance of the construction in process with the project documentation.
- Management of construction budget:
- Ensures setting, completion, checking and commenting of the construction budget from individual stakeholders,
- Through the Development Manager submits the construction budget to the Project Committee for approval and defends its setting
- He/she is able to reasonable explain changes and modifications in the budget and gaps in its fulfillment,
- On the base of the Development Manager's requirements he/she prepares the background data for financing and assurance of the project in time and required structure.
Requirements
- A few years of work experience in the construction industry,
- Bachelor's degree in a construction-related field, such as building science, construction management or civil engineering
- Good English knowledge
