Finance Director / Head of Finance (Real Estate)
The role has operational and functional reporting lines, reporting to the Chief Executive of the Polish Business and the UK Finance Director.
The candidate will contribute to the leadership team of the Polish business, able to support in commercial negotiations and investment appraisals.
The candidate will work closely with the senior finance team in the UK to manage cash flows and develop finance strategy.

We are looking for the position of Head of Finance / Finance Director for our Client, an international, privately owned, real estate company. The client is well established in the Polish market and has an ambitious strategy for significant growth through acquisition and development projects.
Description
- Managing the Finance & Accounting Department (2 Financial Controllers and a team of 12) and additionally IT & Administration.
- Close cooperation with the Asset and Property Management, Acquistion and Development teams, support to Investors and Supervisory board in the strategic decision process.
- Strong focus on business matters, commercial aspects and strategy.
- Arrangement of the financing, deal structuring, negotiations with banks and term sheet preparation, agreement negotiations and loans release process.
- Treasury operations (hedging and cash flow) for existing projects and planned acquisitions, managing all banking matters at the country level, creation & implementation of foreign exchange and interest rates hedging strategy.
- Active participation in acquisition processes: due diligences, investment appraisals preparation, PPA & FPA verification and negotiations.
- Responsibility for accounting, tax compliance, reporting, forecasting & budgeting, including tax planning processes, cash flow management and debt collection for over 50 Polish entities.
- Actively involved in strategic planning and decisions of the Group in relation to the Polish business.
- Tax, cost and structure optimisation.
- Verification & negotiation of key agreements with clients and suppliers (including leases, insurance, utilities, professional services and others).
- Delivering improvements to business processes including the implementation of core property management and accounting systems.
Profile
- University education with accounting/finance related degree and ACCA/CIMA or CPA qualification.
- Minimum 12 years of experience in finance, including at least 6 years of managerial experience as FD, Deputy FD, Finance Manager, Head of Finance or similar position.
- Experience in real estate will be important (developer, investor).
- Strong experience and good relationships with banks (financing).
- Solid knowledge of taxes and statutory reporting under both Polish GAAP and IFRS.
- Ability to produce business budget and strategic plans to present to the Board.
- Experience in managing teams and projects and able to communicate and support decisions.
- Ability to provide clear leadership and motivate people.
- Understands key business drivers and proactively seeks out opportunities and recommends solutions that can be effectively supported.
- Fluency in English is essential.
