Responsibilities
- Is responsible for design stages preparation providing local inputs (plot information, local regulations, local authorities' requirements etc.); consults solutions with DCDO team (as needed) and considers its recommendations; submits Concept proposal to Design Commitee for approval
- Organizes a selection of the architect concerning content (contractual side is managed by the Chief Construction Officer) and controls/manages architect's proposals as the first reviewer
- Ensures preparation of project documentation and technical solutions for individual stages (EIA, Zone planning documentation, Building permit planning documentation), reviews proposals for technical solutions, utilized technologies and materials.
- Together with the Permitting manager/specialist and Country CEO makes proposals and approves procedures of negotiations with the respective authorities concerning obtaining permissions, especially regarding speed of obtaining and sequential relationship of permissions, legal risks and lobbying agreements.
- Proposes/approves framework of permitting services delivered by third parties, especially their scope, time schedule and structure of their financial compensation; manages permitting suppliers
- Upon proposal of the Construction Project Manager approves and modifies an overall time schedule of construction works and decides on solutions of delays.
- Through the Construction Project Manager orders elaboration of budget for the construction in each stage of the project (concept, ZPD, BPD) and takes part in approval of the overall construction budget within the Design Committee.
- Through Construction Project Manager ensures preparation of the construction site, especially demolition works, protection and connection to networks.
- Takes part in the site reviews on the construction, decides on operative problems brought by the project team members, sets priorities in realization.
- Approves contracts for suppliers that go over planned construction budget of the particular part or represent more than 5% of the budget.
- In cooperation with the Fit-Out Coordinator and Leasing Manager of the project elaborates the technical and design manual that creates a base for setting standards of lease areas.
- Through the Leasing Manager of the project requests elaboration of the project leasing plan that defines content, financial and executive parts including time schedule, takes part in approval of the leasing plan within the Design Committee.
- Makes proposals for marketing budget and prepares realization of the project marketing activities through the Leasing Manager of the project.
- Approves the proposed leasing contracts according to assigned competences (according to size and compliance with the leasing plan), regularly monitors business processes.
- Takes part in negotiations with potential key tenants according to request of the Leasing Manager of the project.
- Submits an overall proposal for the project business plan for approval by the Design Committee (leasing plan, construction budget and other expenses) and defends its items.
- Through the budget controller ensures proper recording of the direct project expenses and revenues.
- Regularly checks fulfilment of the business plan, analyses eventual non-fulfilment and suggest alternative fulfilment, regularly reports to the Country CEO and Group CEO concerning project financial status.
- Consults financing and insurance of the project with the Financial Manager, prepares the necessary background data for banks and insurance companies.
- Takes part in decisions on all key problems and project milestones (project concept, financial business plan, main due dates, main suppliers and clients).
- Prepares overall project time schedule, plans ahead key project activities and relationships, is responsible for fulfilment of the business plan (owns P&L).
- Operatively manages the project team during the whole development cycle, organizes production meetings, acquires and shares all relevant information concerning project.
- Is directly and indirectly responsible for completeness of the project documentation, its actual status and archiving.
- Informs thoroughly the PR Manager on activities and solutions that have potential to positively or negatively impact the public opinion on the project.
- Informs the management as well as the respective subject within the organization about the project, its planned activities and delays.
Requirements
- 7 years of construction project management experience
- University, economic/technical discipline (construction, architecture)
- English – active
- MS Office – user-level proficiency
- MS Project - good knowledge
- Autocad - nice to have
